Allowances and Conditions

Always order from your own measurements, never the client’s.
Pricing Tips for Flooring Estimates
- Never bundle prep into the install rate. Tear-out, leveling, and furniture are separate lines — bundling them makes clean jobs overpriced and ugly jobs unprofitable.
- Price stairs per stair. They’re slow, fiddly, and high-visibility; a per-square-foot rate built for open floor dies on a staircase.
- Put the big-box comparison to work: their “$1.99/sq ft install” excludes everything above the install line. Your itemized estimate is the rebuttal — don’t editorialize, just itemize.
- Offer a material-only option carefully. Installing client-supplied flooring? Warranty covers workmanship only, and shortages from their mis-measurement are billable returns trips. Say so in the terms.
